More Than a Number.

An online estimate can give you a number. Understanding what your property could command in the current market requires context.

I look beyond automated valuations to consider the property itself, its location, condition, improvements, architecture, recent comparable sales, current competition, and most importantly, how today's buyers are likely to perceive it.

Your home's value isn't determined by square footage alone.

It is shaped by what makes the property desirable, what buyers are comparing it against, and what the market is rewarding right now. For distinctive or higher-value properties, those distinctions matter.

An online valuation is a starting point. A thoughtful market analysis tells a much more complete story.

A CMA looks at your property through the lens of the current market, i.e., recent sales, active competition, location, condition, improvements, and the characteristics that make your home comparable or different.

An appraisal provides an independent opinion of value prepared by a licensed appraiser, typically for lending, refinancing, or other financial purposes.

Know which improvements are likely to add value, and which may simply add cost.

Automated valuations can't fully account for the things that make a property compelling: exceptional architecture, thoughtful renovation, craftsmanship, views, setting, provenance, or the way a home feels when someone walks through the door.
